Areas Covered By South West London Estate Agents By Martin Hofschroer

London is one of the biggest cities in the world but not all of its areas are frantic and fast-paced.
South west London is ideal for house hunters across every demographic who want all the benefits of luxurious living without the anxiety associated with residing in a capital city.
There are many beautiful South west London suburbs to choose from if you are looking to settle in the region with each one providing its own unique benefits to residents.
Popular areas include Richmond, Twickenham, Fulham and Chiswick and this article will explain a little about why living in these areas is so desirable whether it is through buying or letting a property.
Richmond is famous for its pleasant surroundings with numerous green parks and gardens on offer including The Royal Botanic Gardens and Richmond Park among many others.
Located around nine miles from the city centre on the southern side of the River Thames, Richmond is popular with commuters thanks to its wide range of attractive facilities and features.
Richmond enjoys a reputation for being one of the nicer places to live in the Greater London region so it is no surprise that estate agents in the region have plenty of people enquiring about properties in the area.
Another gloriously green suburb in the south west is Fulham which is sandwiched between Chelsea and Putney and is well known for its high-end shopping and boutiques.
With plenty of large Victorian houses on the market, Fulham is popular with families because of its safe environment, which is bolstered by great transport links to many of the capital's favourite attractions.
Other fine examples of Victorian architecture can be found in Twickenham which is across the Thames from Richmond and benefits from beautiful tree-lined streets and interesting, varied shops and cafes.
To the east of the central part of Twickenham is the is fashionable St. Margarets which has a reputation for playing host to the best restaurants in the south west of London.
Chiswick is also favoured for its restaurants and cafes on the main high road which creates a continental culture during the sunnier months when people flock to visit the various leisure destinations in the area.
The suburb also boasts some of the most vital historical gardens in Wales and England in locations such as Chiswick House which was designed by the Third Earl of Burlington.
The south west London property market is proving particularly resilient during the current troubled economic climate so it has been able to avoid problems experienced by other areas in the capital.
Featherstone Leigh have offices across the capital including south west London estate agents offices and Kingston estate agents offices. Click on the links to discover properties for rent and sale in your area.

How Does a Mortgage Broker Make Money? By M Yassir

A mortgage broker works on your behalf to look for a number of good deals on real estate projects to select from. They provide you with the best deals in the market. When selecting a loan, many people don't prefer seeking the help of a mortgage broker. The broker has many links to the lenders in the market. In spite of sticking with only one lender, brokers have access to all lenders in the market. In Australia, 40% of borrowers applying for a mortgage loan, hire the services of a professional mortgage broker.
Mortgage brokers have more importance in countries like US, UK, Australia, Canada New Zealand and Spain due to established mortgage markets.
How do they make money?
Mortgage brokers work on the basis of commission. They don't charge anything from the borrowers or their clients. Yet, they are paid by the lenders or banks. As being professionals in the market, the broker works like an agent for the lender. They are hired by lenders to sell their mortgage products to the borrowers. That is why they are not paid by the borrowers; instead they receive money from the lenders. Brokers decide themselves for the charges they are going to earn from the lender. They basically earn from loan origination fee, processing fee or yield spread premium. In some cases, they might charge from the borrowers.
Basically brokers work on the basis of points on every loan. These points refer to a percentage. For example, in a loan amounting to $100,000 with 8 % interest rate, the broker may charge 1.5 points as their fee or commission. This 1.5 points means that they are charging 1.5 % fees on the principle amount of loan.
With huge number of lenders and mortgage providers in their directories, brokers are able to provide better deals with a bank. They provide information of mortgage loans from different banks. Although, there is negativity of choosing a real estate broker, they may over charge you with high interest rates to get more commission form the bank.
It is always a wise decision to hire the services of a professional real estate broker in order to minimize losses on real estate projects. Consult from your friends, family members and colleagues to find out reliable brokers for all of your real estate deals. Your loved ones would provide you with genuine, unbiased and real opinions that would ease your searching process.
Choosing a property is one of the most important decisions taken in life. Mortgage brokers need to be chosen only after thorough market research

Marbesa, a Hidden Pearl in East-Marbella By Michael Bottenheft

Marbesa is a very attractive beachside area of cosy bungalows and luxury villa's, 8 km away from the city of Marbella. Still relatively unknown for many visitors and even residents, this appealing residential zone is upcoming, experienced a strong increase in interest of both end-users who love to live in a detached villa near the beach, and investors who consider Marbesa as a prime location for value appreciation in the nearby future.
Marbesa covers approx. 3 sq. Km, consisting of villa's and bungalows, between the mediterrenean Sea and the coastal road A7 (former N-340), located between Elviria (known of the 5-star hotel Don Carlos, Nikki Beach & Santa Maria Golf) and the pitoresque port of Cabopino, the eastern border of the municipality of Marbella. Opposite Marbesa is the area of Las Chapas, a beautiful, green and well-maintained urbanisation of imposing villa's on large plots.
Marbesa, originally a stretch of land behind the dunes of Artola with mainly pine and oak trees, what was developed into a friendly holiday urbanisation by a German group between 1970 and 1980. Predominantly used by Germans, who owned a holiday home for the summertime. But today, Marbesa has developed itself into an international community, with a diversity of houses, architecture and living concepts. Nearby, you'll find beach restaurants and local shops and supermarkets for your convenience. Because the homes were mainly used in summer for holidays, the plot sizes in Marbesa are relatively small compared to other villa areas where more permanent living is preferred. For that reason, Marbesa is one of the few beachside areas in Marbella where you'll find a pretty villa with private pool within a price range of 400.000 to 700.000e, or higher if the plot size is bigger and the house redeveloped or renovated to high standards.
Thanks to it's central location, close to Elviria, Cabopino and Marbella town, still remaining it's charm, green and quietness, this consolidated, residential areas appeals to a more younger public nowadays.
The tendency over the last years is that the first generation of owners, because of age, health reasons, etc. is selling the still original home of the 70-ies for attractive, accessible prices, allowing the new generation (very international) to reform or remodel the house into their dream - beachside - villa to modern standards and architecture. This re-development to personal requirements and wishes is also a solid investment, because new, appealing beachside houses in this price range is rare to find and appeals to a broad market for both rental as sale.
We at Prestige Estates are well informed about marbella real estate and have extensive knowledge of the local market in Marbesa and do project management for clients who are after renovation or a major re-development. We work closely together with reputable architects & builders.
